Maximising Density

A recent project involved the conversion of a four-storey mid-terrace property in an established urban area.

The client's objective was to maximise the development potential of the building. The local authority's initial position was that the site should accommodate three flats.

Following a detailed review of planning policy, local precedents and the surrounding context, we demonstrated that a four-flat scheme was both appropriate and defensible.

A key part of the process involved identifying a directly comparable approved development nearby and using that precedent to support the proposed density. Through discussions with the planning department, we were also able to establish that a number of technical reports previously prepared for similar developments in the immediate area could be relied upon, avoiding unnecessary duplication and saving the client significant consultancy costs.

The scheme also benefited from its sustainable location, with access to local services and public transport supporting a car-free approach and removing the need for on-site parking provision.

Outcome:

• Planning permission secured for 4 flats rather than 3

• Significant consultancy costs avoided

• No parking provision required

• Increased development value from an existing building

For me, this project is a good example of how successful development often comes from understanding planning policy, precedent and negotiation rather than simply producing drawings.

The biggest gains are frequently made before a planning application is even submitted.
